On the ground floor of the Belvedere, where stone arches frame the lake like a series of paintings, Residenza Belvedere III is the apartment that catches the most light. Three bedrooms, two terraces, and a long open living space designed around the kind of slow lunches and unhurried evenings that Lake Como was made for.
The Apartment
An arched colonnade defines the living space, the original architectural rhythm of the building preserved and softened by pale walls, polished concrete floors, and bespoke joinery in natural oak. The kitchen — Ceppo di Gré stone island, warm timber base, an integrated bar that runs into the living area — sits at the heart of the plan, lit on two sides. Two double bedrooms and a smaller single, ideal for a child, a guest, or a quiet study, lead off a calm sage-toned corridor; two resin bathrooms continue the building's restrained material language. Outside, two terraces extend the living space in different directions: a generous arched loggia, deeply shaded, looks straight across the lake to the Grigna and houses a private spa bath positioned for sunsets; a second, smaller terrace at the rear opens onto greenery for quieter mornings.
The Neighborhood
Civenna sits high above the central branch of Lake Como, a quiet hillside village where mornings begin slowly and afternoons drift into the hills. Bellagio is moments away down the lake road; Menaggio, Varenna, and the Sanctuary of the Madonna del Ghisallo all sit within easy reach. The lake's most celebrated addresses — Passalacqua, Villa d'Este, the Grand Hotel Tremezzo, the Mandarin Oriental, Hotel Belmond, and the Edition — are close enough for an evening reservation, yet feel pleasantly distant from the stillness of the hilltop.
