On the garden level, where the building meets the hillside and the view opens to the lake, Residenza Belvedere II is the more intimate of the two ground-set apartment: two bedrooms, two bathrooms, and a deep pergola-shaded terrace with its own spa bath. A residence for couples, close friends, or a small family who want the wellness experience without the scale of the larger suite.
The Apartment
The plan is open and unhurried. The kitchen, finished in Ceppo di Gré stone with charcoal cabinetry and warm timber accents, runs along one wall; a long oak dining table sits between kitchen and living area, the two spaces flowing into one another beneath soft pendant light. Two double bedrooms sit either side of the living core, each finished in muted greens and natural oak joinery, with bespoke wardrobes and reading nooks. Two bathrooms in seamless resin — one with a generous walk-in shower, the other a smaller guest room — feel like extensions of a spa rather than functional rooms. The real centrepiece is outside: a private terrace wrapped in seasonal greenery, with a dining setting, a lounge corner, and a freestanding spa bath positioned to catch the late afternoon sun over the Grigna. Whether mornings are for coffee under the pergola or evenings for a long soak as the lake darkens, the terrace becomes the room you return to.
The Neighborhood
Civenna sits high above the central branch of Lake Como, a quiet hillside village where mornings begin slowly and afternoons drift into the hills. Bellagio is moments away down the lake road; Menaggio, Varenna, and the Sanctuary of the Madonna del Ghisallo all sit within easy reach. The lake's most celebrated addresses — Passalacqua, Villa d'Este, the Grand Hotel Tremezzo, the Mandarin Oriental, Hotel Belmond, and the Edition — are close enough for an evening reservation, yet feel pleasantly distant from the stillness of the hilltop. The Big Bench by Chris Bangle stands just minutes from the residence, and the legendary Ghisallo cycling climb begins on the road outside.
